Most likely you've already explored many of the real estate web-sites to find a home to buy, rent or maybe even see what your home is worth.  What's difficult to understand is which web-site is best and why are they better?  Most viewers have no idea what the MLS is or where all of the information comes from, how it gets there, etc.

HOW DOES THE DATA GET ONLINE?

When a REALTOR® adds a new real estate listing to their local Multi Listing Service (MLS) they have the option to allow 3rd party web-sites like Trulia to import the real estate agent's listing information.  This local MLS is likely own by several different local REALTOR(R) Associations, which is is owned by it's members, Real Estate Agents.  The smaller REALTOR Associations are typically

Several newurbanism projects are in the works around the Westside Industrial neighborhoods of Costa Mesa.  Amongst the mishmashed zoning and types of properties that only Costa Mesa has to offer you'll find some of the most cutting edge businesses and real estate developments in Orange County.  And just within walking distance of beautiful Newport Beaches.  It's hard to believe redevelopment hasn't happened sooner in these neighborhoods.

First up way down W 18th St  adjacent to where the highly debatable Banning Ranch may soon be developed was Sea House that is nearly sold out.  The boutique 33 unit community is farly typical with some refreshing floor plans and forward thinking roof top decks.

The doors have opened at MBK Home's sales office at the new home project located at the end of West 18th Street in Costa Mesa.  Sea House offers some unique features that are new to the market.  Most notably, the project offers a roof top deck above the 3rd floor, which does offer ocean views from several of the lots.  Residents will also have the option to use the 1st floor living space as a home office.

The project offers trendy, design savvy home buyers the chance to live just minutes as the crow flies to Newport and Huntington Beaches in the urban planning nightmare that is Westside Costa Mesa.  A mix of everything from trailor parks, to self storage, to internationally recognized surf & skate company headquarters like Volcom just down the

A new, very forward thinking apartment building is offering some unusual amenities.  Including an outdoor movie theater and a sizeable dog park.  Yes, really...  A super niche audience, but right on the money in my opinion.  It seems like over half the tenants I come in contact with have a dog and who doesn't like watching a movie outside?  Quality of life over size of living space and all the material crap you can cram into it is what many young professionals are seaking out.  Living in a socialable apartment like this makes it easier for workaholics to find the time to make new friends and have a life beyond their career and TV.  Now days your best friend can live 15-20 minutes away, but that's still too far of a drive to hangout on a Tuesday…

Shown above is the developed City Place community and vacant lot along Lawson Way and Jeanette Lane that had originally been slatted for a high-rise tower.  When the market turned in 2008/2009 it likely killed this high-rise development, like many other towers in Orange County that were put on hold or changed up completely.     Only a handful of high-rise residential buildings ended up being developed and several landmark buildings like Skyline in Santa Ana and Asotoria in Irvine were converted into apartments due to dreadful sales as a result of the real estate bubble.     Above is a rendering of the City Place Skylofts by Ehrlich Architects     Above and below are renderings of the very…

A new listing as sprung up at Depot Walkin Old Towne Orange. Albert Ricci of Ricci Realty listed 503 W Maple Ave 9/22/2012 for a listing price of $499,900. 503 W Maple Ave has minimal upgrades, but does include an optional 3rd shower and 3rd bedroom, which makes for a very functional living situation for roommates or Chapman Students, but limits the amount of living space to just the main living room. The original owners have done an incredible job installing a new faux brick wall along the South side of the home which even includes custom wood window sills. Looks very slick in person! Contrast between the historic styled double pane aluminum windows, the brick and wood sill is excellent.     503 W Maple has a total of 3 bedrooms,…

New rental listing at 546 S Brea Blvd, just a few blocks from Downtown Brea at the South Brea Lofts. It's rare for one of these to come on the market for rent and often times the owners try to rent the living space and the work space separately, which can be a real headache for everyone involved.     This is a great looking unit within the tract and under priced at $2,450 per month for 2,092 Sq'. That's just $1.17 Per Sq'!! Great deal for a unique rental. 546 S Brea Blvd is a 2 bedroom, 2 bathroom with generous loft space on the 3rd floor.
